Welcome to our home — where neighbours become family, and there’s always something happening.
Whether you’re a longtime resident or just getting to know us, we’re glad you’re here.
Our Story
Crown Point Villas II sits at 1450 McCallum Road in Abbotsford’s U-District. As a 55+ community, it’s designed with exactly that stage of life in mind — secure, low-maintenance living without sacrificing space or comfort. Rancher-style homes throughout the complex feature skylights, bay windows, and two private patios, with many taking in mountain views, while an oversized single garage gives residents room for a workbench and extra storage.
At the centre of it all is the clubhouse, a roughly 7,000-square-foot space that’s become the true heart of the community. It’s home to a pool table, a billiards table, a piano and dance area, library, fireplace lounge, full kitchen, a workshop and hobby space, and the New-2-You thrift shop — the kind of shared space that turns neighbours into friends and keeps something happening almost every day. Add in manicured gardens, generous RV parking, and quick access to the Trans-Canada Highway, Sevenoaks Shopping Centre, and Mill Lake, and it’s easy to see why residents describe Crown Point Villas II as feeling like a big extended family, right in the heart of Abbotsford.
The History
Crown Point II was built in stages between 1986 and 1989, growing gradually into the community it is today. The amenities building followed in 1987, adding shared space that’s remained a gathering point for residents ever since. When the townhomes first went to market, they sold for under $140,000 — a small window into how much the neighbourhood has grown and changed since those early years.
The Property
Set on 18 acres in a quiet area of Abbotsford, Crown Point II is a gated community of 148 townhomes spread across a mix of fourplexes and duplexes. Beautifully maintained gardens run throughout the property, giving the whole community a peaceful, established feel that residents have come to love.
The Attraction
What draws people to Crown Point II goes beyond the setting. The one-level townhomes and attached garages offer the kind of easy, comfortable living that’s hard to find, while the community itself is what really sets the complex apart — residents describe it as feeling like a big extended family. With something happening almost every day and amenities to match, it’s a place where neighbours become friends, not just people who live nearby.

Amenities

Pool Room
Our pool room is one of the most popular gathering spots in the complex — a comfortable, well-lit space where neighbours become friends over a friendly game. Residents have their choice of two tables: a full-sized billiards table for those who like a proper challenge, and a smaller pool table that’s perfect for a quick game or for players still finding their stroke.

Craft Room
Our craft room is a bright, welcoming space where residents gather regularly to work on projects together. It’s well stocked with supplies for all kinds of crafts, so you can try something new or carry on with a favourite. Many of the table giveaways for our monthly dinners are made right here, by neighbours working side by side.

Workshop
Our workshop is a large, well-equipped space with all the shop equipment you’d expect in a proper shop, plus a good range of hand tools and a supply of wood for your projects. There’s plenty of room to spread out and work at your own pace. Whether you’re tackling a repair or building something from scratch, you’ll find what you need to do it properly.

New-2-You
Our thrift shop is stocked entirely by residents, who donate the things they no longer need so their neighbours can put them to good use. You’ll find just about anything you need on the shelves, and everything sells for pennies on the dollar. It’s worth a browse whenever you’re passing by; you never know what will turn up.

Lounge
Our lounge is the hub of social life at Crown Point Villas II — a large, comfortable room with a fireplace, a dance floor, and a full kitchen. It’s where residents gather for monthly dinners, celebrations, and everything in between. Whether the occasion calls for a full evening or just a quiet chat by the fire, this is where the community comes together.

Fitness Room
Our fitness room gives residents a convenient place to stay active without leaving the complex. It’s equipped with a treadmill, a recumbent exercise bike, and a stair climber — enough to keep a regular routine going, whether you’re looking for a brisk workout or an easy stretch of the legs. It’s available whenever it suits your schedule, so you can fit it in around your day.

Library
Our library is a good-sized room that serves the community in more ways than one. A comfortable couch and armchair make it an easy place to settle in with a book for an afternoon, while a boardroom table and chairs give residents a proper space for meetings and small gatherings. It’s a quiet corner of the complex when you want one, and a practical meeting room when you need one.

Social Events
There’s always something happening here. Each day begins with an open invitation — drop-in pool runs daily, and the men’s coffee group gathers regularly for conversation and good company. Three times a week, the ladies’ exercise class brings residents together to stay active. Weekly activities fill out the calendar with plenty of variety: gin rummy, hand and foot canasta, Texas Hold’em poker, and the Wednesday pool tournament for those with a competitive streak. Happy hour rounds out the week, giving neighbours a relaxed chance to catch up.
Each month brings a few larger occasions. Our themed dinners are open to all residents and are one of the highlights of the calendar, with decorations and table giveaways crafted by residents themselves. The men’s and ladies’ golf outings and monthly luncheons offer smaller, more social gatherings for those who’d like them. And twice a year we open our doors to the wider community for our Strawberry Tea and Harvest Tea — long-standing traditions that welcome friends, family, and neighbours from beyond our gates.

More Than a Place to Live
Crown Point Villas II is more than a place to live — it’s a community that residents have shaped and cared for over the years. The grounds, the amenities, and the calendar of activities all exist because people here wanted them, built them, and keep them going. Whether you’re drawn by the quiet of a well-kept property, the chance to take up a new hobby, or simply the pleasure of good neighbours, you’ll find that this is a place where it’s easy to feel at home.
